The landscape of San Antonio’s land market has shifted dramatically over recent decades. Post-2008 downturn effects lingered, significantly impacting development. When development resumed, production builders with substantial financial resources swept up prime land, often writing checks that custom home builders like myself couldn’t match. This prevalent buying power left fewer lots available for custom projects.

Currently, San Antonio’s unique geology poses its own set of challenges. The solid rock foundation beneath much of the city makes developing land an expensive and slow process. Production builders dominate new subdivisions, bringing economies of scale that are hard to compete with.

However, opportunities for custom home lots are still out there. Infill lots, parcels in older subdivisions, and county properties provide some options.
